Usable square feet

In general, the usable square feet excludes public areas like exterior hallways, restrooms, the elevator lobby.  Since you share these areas with other tenants, you’ll pay separately for a common area charge, better known as a load factor ratio, usually 12 to 20%, which has a direct correlation as to the rentable per square foot charges you’ll pay.  The higher the ratio, the less usable space you’ll have.  So being quoted a low price per rentable square foot has to be offset by the load factor. … [Read more...]

Usable square feet

This is the measurement of the actual space you will have access to, for yourself, your employees and all your stuff. You calculate usable square feet by measuring the dimensions of all the rooms you’ll be renting.  While those dimensions will be useful for space planning, they have nothing to do with how much rent you’ll pay.
